Has:

~plenty of cubbords for storage
~no carpet - new floor and sealed
The Good:
~water tank (works)
~water pump (works)
~septic tank (works)
~no leaks or soft spots on the floor.
~non smoker (so no cig smell)
~furnance works (never used it)
~oven/stove does work
~tires are in GREAT shape
The Bad:
~minor repair needed (rubber hose under kitchen sink needs to be replaced - easy fix)
~no AC
~minor costemic fixes
~minor dry rot (orignal walls and curtains - so yes it old but clean and cute)
